Every seller wants their home to sell quickly for the highest return, but it takes more than luck to make this happen. It involves careful planning and preparation of your home to convince buyers to sign on that dotted line.

Here are three quick tips to help you sell

1. First impressions count. Buyers want to see neat, tidy, clean, odour-free homes. A fresh coat of paint often helps neaten up a property and remove cigarette and pet odours, the use of scented candles or fragrance diffusers may also assist with this

2.Don't overprice your property. Overpricing your home is not advised, especially if you're wanting the property to sell within a relatively quick period of time. First and foremost, have a real estate professional value your home so that it will be accurately listed.

 3. Envisage your property from a potential buyer's perspective, paying special attention to any defects or maintenance issues. These then need to be repaired     and remedied accordingly
