Ask any agent - the best feeling in the world is seeing the smile on the face of their client who has just been shown the "perfect property", although there are times when an agent is discouraged after spending time showing prospective buyers every possible property of which they simply do not like.
It is essential to interview your client before taking them out on viewings. Know your client! Set up a meeting to show them a portfolio of listings in order to get a clear understanding of what they are looking for, their preferences and dislikes to avoid showing too many places and wasting both yours and your clients' time.
Here are some important point to consider when getting to know your client;
Location and amenities
Location is key. Ask your client their preferred location, for example, would they like to live close to work or near family and friends. What are the amenities that are vital to them? Distance to schools, shopping malls, restaurants etc.
Lifestyle requirements
Enquire on your client's needs - do they prefer a low maintenance home in a gated estate, a quiet atmosphere or an area with a lively social hotspot? If they have children, they would probably prefer a neighbourhood offering parks and play area. If they are sporty, they might want to live close to gyms, country clubs, nature reserves or golf courses. As their agent, it is your job to know your town better than your client does. You may be able to match their needs and suggest an area and budget to suit all of their needs.
Style and Type and extras
Every client is looking for their own style of home to live in. Be it an ultra-modern apartment or a casual country-style, a newly built home or a pre-owned fixer-upper, it is your duty to find out what your client is looking for. Always ask about the specific features important to them, such as a pool, guest bathroom or garage etc. These will form an important frame to ensure all boxes are ticked in your search.
